Four Balwin Properties estates in Pretoria East are getting closer to their finished state. New roads, reservoirs and two shopping centres are all moving towards completion around them. This October, Balwin wants buyers to look past the floor plan at the everyday basics: how residents will travel in and out, where their water is stored and how far the nearest supermarket will be. Anyone shortlisting apartments in Pretoria East will find that these factors affect daily routines as much as the unit does.
The company has four estates in the area. Greencreek and Greenkloof belong to its Green Collection, and The Blyde and Mooikloof Eco-Estate belong to its Classic Collection. Entry prices are R625 900 at Greencreek, R649 900 at Greenkloof, R819 900 at Mooikloof Eco-Estate and R846 900 at The Blyde. The estates form two groups. The first surrounds The Blyde, close to the N4 and Mamelodi. The second is in Mooikloof Smart City, along Garsfontein and Atterbury roads.
Around The Blyde: N4 links, Hazeldean Road and a new reservoir
The Blyde development covers both The Blyde and Greencreek, and Balwin Infrastructure lists several projects tied to it. Upgrades to the N4 off ramp and to Bronkhorstspruit Road are meant to make the area easier to reach. Hazeldean Road is a major route through the development. It runs between Mamelodi and Silverlakes and connects residents to nearby residential and commercial areas. Water storage and management for The Blyde community comes from the La Montagne Reservoir.
The next addition to this cluster is retail. Kings Walk is a 32 000m² development on the corner of Solomon Mahlangu Drive (M10) and Bronkhorstspruit Road (R104). It is designed as a gateway into Mamelodi and as a connection between Eastern Tshwane and the business nodes around it. It is due to open in April 2027 with 1 200 on-grade parking bays. According to Balwin, Kings Walk is 600m from The Blyde, close enough to walk, and Curro Academy is 300m away.
Inside Mooikloof Smart City: road upgrades, the K147 link and Grootfontein Reservoir
Balwin describes Mooikloof Smart City as an integrated urban development in the east of Tshwane. The company backs it in partnership with government and private stakeholders. Greenkloof and Mooikloof Eco-Estate are both part of it.
Balwin is carrying out the Garsfontein Road upgrades together with the City of Tshwane and the Gauteng Department of Roads and Transport. Traffic lights and street lights are now working on Garsfontein Road from the new Zwavelpoort connection to beyond Mooikloof Padel. The company calls the Zwavelpoort Road (K147) link between Garsfontein and Atterbury Road a key milestone for connectivity and traffic flow in Mooikloof. The development’s water storage and management is handled by the Grootfontein Reservoir.
The Green Gate Shopping Centre in Mooikloof Smart City is scheduled to open in April 2027, although the date may change. Its plans include an anchor supermarket, convenience and speciality stores, family restaurants and cafés, banking and daily services, and secure parking with EV charging bays. The wider smart city plan also includes a future ADVTECH school, a medical facility with a pharmacy and emergency services, a retirement offering and the Mooikloof Training Centre for skills development.
Facilities that are already open
The construction work tells only part of the story, because several amenities are already running. In Mooikloof Smart City, the Balwin Sport Centre has a fully equipped indoor gym and multipurpose courts for basketball, netball and five-a-side soccer. It also has multiple indoor padel courts, and outdoor running and cycling tracks are built into the greenbelt. Greenkloof Park offers two soccer fields, a swimming pool, a dog park and a children’s play area, and the estate gatehouse runs 24-hour access control.
The Lifestyle Centre at The Blyde is set around a crystal-clear sustainable lagoon for water sports, which Balwin says is a South African first. Residents also have a Training Science Gym, a cinema room, squash facilities, a swimming pool with a separate kiddies’ pool, the Vista Restaurant and a Busamed Life Hub. Greencreek has its own Barn Lifestyle Centre, which includes an indoor gym, a restaurant, a pool, a sports field and office workspace.
October pricing and savings
All four Pretoria East apartments estates show savings on their price lists this month. At Greencreek, buyers can save up to R96 000 on move-in ready apartments. At Greenkloof, savings go up to R130 000. Mooikloof Eco-Estate offers savings of up to R140 000, with one-bedroom units from R819 900, two-bedroom units from R1 299 900 and three-bedroom units from R1 919 900. The Blyde has the biggest savings, at up to R265 000, with one-bedroom units from R846 900, two-bedroom units from R1 367 900 and three-bedroom units from R1 938 900.
All four estates come with no attorney fees and no transfer costs, and none of them allow short-term letting. The apartments are built to the IFC’s EDGE standard, which South African banks use to qualify buyers for green mortgage offerings. At The Blyde, every apartment block has solar supplementation, and each unit has prepaid electricity and water meters.
Infrastructure as part of the purchase
Buyers looking at new estates on the edge of a city usually ask the same three things. Can the roads handle the traffic? Is the water supply dependable? When will the shops open? In Pretoria East, Balwin has handled some of this work itself through its infrastructure projects, which range from reservoirs to road links and traffic lights. For anyone looking at property for sale Pretoria East, this shows how the area is likely to function once the current phases are occupied.
It also gives buyers a realistic timeline. Kings Walk and Green Gate are both scheduled for April 2027. A buyer who moves in during late 2026 or early 2027 can therefore expect a major shopping centre nearby within a few months. Estimated occupation dates for current units at The Blyde, Greenkloof and Mooikloof Eco-Estate run from October 2026 into 2027. Each estate’s price list shows the date for every unit.
Spring is a good season for a site visit. Show times at all four estates are Wednesdays, Saturdays, Sundays and public holidays from 2pm to 6pm. Driving the upgraded Garsfontein Road or Hazeldean Road shows how each cluster connects to the rest of Tshwane.
